Transactional Funding is a short-term financing option used to quickly buy and resell properties. It helps you close deals even if you don’t have your own funds available. You borrow the money needed from us for the purchase and then repay it when the deal is closed. It’s like a temporary bridge that lets you secure and flip properties without using your own capital upfront.

We close as soon as everything checks out, for example title clears, documents are in place. Typically it may be approximate 3-5 days.

Yes, you can use your own title company as long as it’s vetted by us.

No credit check or proof of income is required to qualify.

We work across all 50 states. However, you can contact us to confirm specific markets for best opportunity 

EMD Fees:

We charge 70%.  (For example, if you borrow $1,000, the amount returned to the lender would be $1,700).
>15K will need to be discussed over the phone.
 
For EMD we have a 5% upfront deposit ($300 minimum), NON REFUNDABLE, credited toward the fees if the deal goes through.
